HOW TO RESERVE A PROPERTY

Once a viewer has put themselves forward via email after the viewing, and the landlord is happy to proceed to referencing stage, a rent reserve of £250 (rent in advance) is paid by the applicants and the property is removed from the available rental stock. Habeo Homes does not charge tenancy fees. Deposit maximum amount is equal to 5 weeks rent. At each stage of the application process, Habeo Homes will fully inform you and guide you through the steps towards moving into your new home.

REFERENCING CRITERIA

Total household income per month needs to be a certain level to pass referencing, to check your total annual pre tax income is sufficient you can use the following calculation – (rent amount x 12 x 100 and then divide by 35)

Aprox example £1000 rent x 12 x 100 divided by 35 = £34,000 total household pre tax annual income required.

Guarantors and savings considered at landlords discretion. Please declare all CCjs and debt payment plans when applying to rent.
