At Habeo Homes there is total transparency and all costs are divulged upfront.
There is no VAT due on fees and a list of possible fees can be found below:
Fee Summary – No VAT Due
Fees for Full Management Landlords
- FREE – No fee to transfer your current tenant to Habeo Homes.
- Full Management Marketing – Fee of 1 weeks rent for sourcing new tenants and creating the required tenancy (plus the monthly management fee below)
- Monthly Full Management fee 10% per calendar month.
- 6 Month Rental Guarantee – Equal to 15% of 1 months rent.
- Arranging an EPC – 1 bed – £60, £10 per extra bedroom.
- Sourcing electrical appliance manuals – £10 per manual.
- Landlord Fee – Reference fee for each tenant – £20
- Independent tenant referencing checks if required by landlord – £50 per tenant.
- Routine inspections, check in and check out inspections. – FREE
Fees for Into-Let / Self Management /Rent Collections
- Intro-Let only service (Self Management) – Fee equal to 2 weeks rent.
- Rent Collection Only – 7% per calendar month.
- FREE – No fee to transfer your current tenant to Habeo Homes.
- Intro-let Inspection – 1 bed – £50, £10 per extra bedroom.
- Draft legal notices (S13, S21, S8) for Intro-let landlords – £50 each.
- 6 Month Rental Guarantee – Equal to 15% of 1 months rent.
- Sourcing electrical appliance manuals – £10 per manual.
- £50 for landlord if a new tenancy agreement if requested or required.
Other Fees
- Risk Assessment for communal areas – £POA.
- Sales Fee – 1.25%, minimum fee £2000.
- Signing statutory declarations for deposit arbitration – £5.
- Refurbishment Project – 10% of the overall cost, payable by landlord.
Fees Your Tenant May Need To Pay
- £150 for referencing a company for a company let.

FULL MANAGEMENT
We have a refreshing approach for you to get peace of mind, we do our best to provide a selection of eligible possible tenants for you to consider, we do not charge tenant referencing fees which is refreshing for everybody.
We conduct tenancy sign ups onsite to add to the peace of mind of your tenants,
- Habeo conducts the check in inspection during the tenancy sign up process.
- Habeo also operate digital signature procedure to enable ease of signing for all of our clients.
- All clients have access to the office emergency number at no extra cost
- Landlords can transfer tenants from another agency with NO charges or costs from Habeo
- Regular inspection are undertaken at 6 month intervals

RENT COLLECTION
Habeo can offer an attractive service for landlords or Freeholders who want the protection of an Agent but also like to handle all repair matters themselves.
- Habeo will chase late rent payments if they occur.
- Habeo operates digital signature procedure to enable ease of signing for all of our clients.
- Landlords can transfer tenants from another agency with NO charges or costs from Habeo
- The agent advises landlords to conduct regular inspection every 6 months, Habo can attend on the landlords behalf for a small additional fee. See Habeo fees .
- As always, Simon is available out of hours if the landlord requires assistance.
INTRO LET ONLY
If you self manage, Habeo can provide you with a cost effective service for successful, Inspection report and tenancy sign ups documentation.
- Habeo will transfer the tenants deposit to the nominated scheme.
- Habeo operates digital signature procedure to enable ease of signing for all of our clients.
- Habeo can sign the tenancy agreement on behalf of the landlord if required, no extra fee.
- Landlords can transfer tenants from another agency with NO charges or costs from Habeo
- The agent advises landlords to conduct regular inspection every 6 months, Habo can attend on the landlords behalf for a small additional fee. See Habeo fees
- At any time a self management landlord can call Simon for advice or consultation.
