If you find a home you like and the landlord is happy with your general scenario, then you will pay a rent advance (holding fee) normally £100 to reserve the property.

This added to your first months rent & deposit when you move in so just think of it as some rent in advance.

Habeo Homes is here to help you find your new home, we offer a free service to tenants to find their home, we do not charge reference fees for tenants. Please find below the following summary on finding your new home through Habeo Homes.

1 – To receive our free service, you will need to complete our registration form here , our offices will then confirm the possibility of viewings to you via email. There is no charge for this service and your patience is appreciated in advance.

2 – After having a viewing of a property you like,  to put your yourself forward we will ask you to complete a brief “application proposal” for the landlord to consider, there is no charge for this.

3 – Following a landlord accepting your households proposal, you will be asked to compete reference forms and reserve the property with a holding fee of £100.

4 – Habeo Homes organising the tenancy paperwork electronically, all files are handled digitally on email. Tenancy agreements are also be pre dated and signed with an e-signature prior to tenancy start date.

5 – The total amount of money for your first months rent and deposit is reduced by £100 because we transfer your holding fee into your rent amount. The due funds must be cleared in the nominated account the day before the tenancy start date. Tenancy agreements can also be pre dated and signed digitally prior to tenancy start date.

6 – On the day of the tenancy sign up, you will meet Habeo Homes at the property to collect keys to your new home, where possible the checkin inspection will also be carried out at this time to ensure all matters are in hand from the start.

All of the above should assist in a smooth move to your new home.

Many properties will require a short wait until viewing access is available with the current occupants, please bear this in mind as we will be offering you the same courtesy as our tenant should you decide to move to a new home in the future.
